Are you a facilities leader who knows buildings from the inside out—not just from a spreadsheet?
Our client, a respected nonprofit owner of affordable housing communities, is seeking an experienced Vice President of Facilities to oversee capital planning, facilities strategy, asset preservation, and third-party property management across a geographically diverse portfolio of affordable housing communities throughout the Northeast.
This is a highly visible leadership role for someone who combines deep technical knowledge of building systems with strong operational and financial leadership. You'll oversee major capital improvements, guide long-term asset preservation strategies, hold third-party management companies accountable, and ensure every property is positioned for long-term success.
This is not an administrative facilities position. The ideal candidate has earned credibility in the field, understands how buildings truly operate, and is comfortable walking a property, identifying deficiencies, making sound repair-versus-replacement decisions, and leading complex projects from planning through completion.
Initially, this role will require significant travel (approximately 75%) while assessing portfolio needs and implementing improvements. As operations stabilize, travel is expected to decrease to approximately 25–50%.

This organization owns and preserves 36 affordable housing communities totaling approximately 2,000 apartment homes, providing housing for underserved and vulnerable populations throughout the Northeast. Much of the portfolio requires immediate capital planning and operational oversight, making this an outstanding opportunity for a hands-on executive who enjoys solving complex challenges and making a lasting impact.

What You'll Do
As Vice President of Facilities, you'll lead both development and asset preservation initiatives while serving as the organization's subject matter expert for building systems, capital improvements, and facilities operations.
Key Responsibilities Include
- Develop and execute a comprehensive five-year capital improvement strategy across the portfolio.
- Lead capital projects from initial planning through bidding, contract negotiation, construction oversight, and project closeout.
- Manage annual capital expenditures exceeding $1 million while ensuring projects remain on schedule and within budget.
- Oversee major renovation and preservation initiatives, including projects exceeding $25,000.
- Direct pre-development planning, scopes of work, construction standards, vendor selection, and contract administration.
- Manage third-party construction consultants, contractors, architects, engineers, and vendors.
- Establish and maintain company-wide construction and facilities standards.
- Conduct regular site inspections to evaluate building conditions, identify deficiencies, and prioritize capital needs.
- Oversee property transitions from construction to operations.
- Ensure compliance with applicable building regulations, including NYC Local Laws 11, 87, and 97 where applicable.
- Lead sustainability initiatives and long-term asset preservation planning.
- Develop and implement facilities policies, procedures, and operational best practices.
A critical component of this role is providing strategic oversight of third-party property management companies.
- Hold third-party management teams accountable for maintenance performance, preventive maintenance programs, work order completion, apartment turns, vendor management, budgeting, and operational standards.
- Review operational metrics, financial performance, capital needs, reserve funding, insurance claims, and compliance reporting.
- Lead recurring operational review meetings with third-party management partners.
- Collaborate on annual operating budgets, reserve planning, utility management, and capital forecasting.
- Ensure properties remain safe, well-maintained, compliant, and operating efficiently.
- Partner with ownership to mitigate operational risk and improve long-term asset performance.
We're searching for a facilities executive with genuine field credibility. The ideal candidate brings:
- 10+ years of leadership experience overseeing multifamily facilities, construction, maintenance, or asset preservation across multiple properties.
- Extensive hands-on knowledge of building systems including:
- Boilers
- HVAC systems
- Roofing systems
- Elevators
- Plumbing
- Electrical systems
- Structural building components
- Experience managing large capital improvement projects from negotiation through completion.
- Proven success overseeing annual capital budgets exceeding $1 million.
- Strong experience managing contractors, consultants, vendors, and third-party management companies.
- Ability to read construction drawings, blueprints, and technical specifications.
- Excellent project management, budgeting, negotiation, and vendor management skills.
- Strong written and verbal communication skills with the ability to present recommendations to executive leadership.
- Proficiency with property management platforms such as Yardi, MRI, Entrata, RealPage, OpsTechnology, or similar systems.
- Valid driver's license and willingness to travel throughout the portfolio.
- Experience with affordable housing, LIHTC communities, or supportive housing is preferred, but candidates from market-rate multifamily with strong facilities and capital project leadership are encouraged to apply.
