Manager, Security
General Summary:
Manages security, elevator and life safety staff to promote a secure and safe environment for tenants, visitors, and employees at assigned building(s) (1221 and/or 1271 Avenue of the Americas). Responds to and coordinates the activity during emergencies to ensure safety protocols are followed. Performs the duties of the Fire and Life Safety Director.
Summary of Key Duties and Responsibilities:
- Supervises and manages the security, elevator, and life safety staff at assigned building(s) and resolves problems/situations
- Performs the duties of Fire and Life Safety Director by responding to fire alarms, testing the fire alarm system and performing fire drills as required by Local Law or Code. Conducts EAP/FSD training to tenants. Manages, rectifies and reports on status of and next steps for resolving fire department violations
- Schedules personnel and coordinates the tenant and building staff requests for security and elevator service
- Manages elevator operations
- Manages and coordinates the contracted personnel on site
- Performs and/or participates in Security Guard, CPR, Blood Borne Pathogen and all other required training
- Ensures that the work request system is maintained and that requests are responded to and addressed timely
- Plans and manages security/crowd control coverage for special events in conjunction with the Director.
- Interacts with and receives instructions from the Property Managers and ownership of assigned building(s)
- Supervises the appearance and conduct of all related personnel
- Ensures that the surveillance, card access visitor badging systems are functioning as designed and assists Property Assistants with processing building ID backups
- Keeps Rockefeller Group (RG) management and ownership informed regarding current events and incidents
- Performs and maintains quality tenant relations establishing relationships with the tenants and ownership
- Performs inspection of public areas, locker rooms, flags, tenant register sheets, etc., making recommendations for loss prevention. Ensures photoluminescent strips are inspected and maintained as part of the inspection process
- Reviews, updates and completes the Time and Attendance System
- Manages investigations and security audits
- Maintains departmental budgets and variances to Property Managers/Director, Security
- Coordinates and oversees locksmith duties in assigned building(s)
- Participates in building area inspections both during business and off-hour periods, making note of any cleaning deficiencies and taking appropriate remedial actions
- May be assigned to provide coverage for Manager, Security peer(s) in another building and/or shift, when needed
- Assists Director, Security and other appropriate personnel in testing Life Safety Systems on a monthly basis, noting any deficiencies and taking appropriate follow-up actions when necessary
- Participates in special projects as requested
- Cross-trains in duties of Assistant Property Managers for back up and future advancement opportunities
- Prepares and maintains reports and records as required by RG Management and Ownership
- Interacts and communicates with Central Control Board operators to ensure information is logged as needed
- Performs other duties as assigned
Education Requirements:
Bachelor’s Degree or High school diploma/GED with 5-10 years of experience in Security/Life Safety
Experience / Knowledge / Skills Requirements:
- 5 - 7 years of experience in private security, law enforcement or public safety
- Excellent verbal communication skills
- Ability to speak publicly and make announcements
- Ability to develop and maintain an excellent rapport with customers and subordinates
- Ability to resolve difficult issues to customers' satisfaction
- Ability to think and act quickly and take control of emergency situations
- Ability to prioritize work assignments
- Ability to perform building inspections
- Ability to calm and defuse crisis situations
- Ability to meet all Security Guard Act requirements. Regularly required to speak articulately and hear well; regularly required to sit and use hands to operate routine office equipment such as telephones, computers, etc.; frequently required to stand, stoop, bend, reach, climb stairs, and walk through crowded areas for prolonged periods of time; frequently required to travel to meetings and work sites in the Center; occasionally required to physically restrain a person while making an apprehension
- Near vision ability required to read data in printed form and on computer screen, including spreadsheets and blueprints; distance and color vision ability required
- Ability to work long, irregular hours, a varied schedule including weekends and holidays, and ability to return to work on an on-call basis
Work Environment:
- Noise level is consistent with levels usually present in an office environment and security environment
- Outdoor work is frequently required in surroundings that provide no effective protection from weather conditions
- Hazards present are consistent with those common to an office and security environment
Licenses / Certifications Requirements:
Possesses or obtains:
- Fire and Life Safety Director Certificate of Fitness
- New York City Pistol License
- New York State Armed Security Guard License
