In terms of an 8-hour workday, “occasional” equals 1% to 33%, “frequent” equals 34% to 66% and “continuous” equals 67% to 100%. However, some duties are performed monthly, annually or sporadically throughout the year and are essential functions. Essential Functions
- Process Commercial construction monitored loan draws.
- Analyzes requests for funding against established budgets, sources and uses, and identifies any exceptions
- Maintains a balance between project costs and funding sources, ensuring the Bank's risk is mitigated
- Identify and resolve issues with borrowers, builders, inspectors, closing attorney/agents, or other related parties
- Effectively communicate updates primarily, but not limited to, the Builder involved in transaction.
- Responsible for the loan servicing of participation loans to include processing incoming/outgoing wires, draws, maintaining draw files and communicating with other banks.
- Process loan modifications, renewals, conversions, charge offs, returned deposit items and payments.
- Regular, reliable, and predictable attendance.
- Order inspections on construction loans; calculate and disburse draws.
- Coordinate loan proceeds disbursements to attorney/settlement agent.
- Reviews all advance request documentation in detail against approved controls, including AIA's, inspection reports, lien waivers and soft cost invoices.
- Review and approve of builder packages.
- Makes recommendations for funding, based on knowledge of the project and Primis Bank construction policies
- Collaborate with business partner departments (i.e Loan Officers, Processing, Underwriting, Purchasing, and Closing)
- Provide assistance and direction to borrowers, loan officers, team members, builders, attorneys, title companies.
- Input information on all logs for construction, commercial builder line of credits, and development loan draw files.
- Involved in driving continuous process improvement to increase member/builder experience quality; reduce losses; minimize financial risk and maintain high operational efficiency
- Consistently monitor loan delinquencies to ensure no draws are issued until payments are current.
- Review of department work/maintenance to ensure accuracy.
- Resolve loan transaction rejected payments, disbursements, etc. (non-post).
- Review loan documents, reports and billing statements for accuracy.
- Remain alert to threats to loan security, fraudulent applications, and other questionable practices that may negatively impact the quality of the loan portfolio or create inappropriate financial risk
- Maintain compliance with and adhere to all state and federal regulations and Bank policies and procedures, including, but not limited to Bank Secrecy Act, SAR, CTR, FACT ACT, Community Reinvestment Act, EEO, and fair employment practices.
- All other duties as assigned.
- High School diploma or equivalent.
- Associates or Bachelor degree preferred or equivalent work experience.
- Minimum of 3 years within a financial institution with commercial lending experience preferred.
- Strong understanding of loan products, federal lending regulations, and documentation required by bank policy and state and federal regulations
- Ability to use independent judgment in completing activities and operate under minimal supervision. Must be capable of handling situations in a timely and professional manner
- Ability to effectively multi-task, work under pressure, and meet tight deadlines
- Strong interpersonal skills. Must be able to effectively communicate with the Bank’s
- Lenders/Relationship Managers, clients, attorneys, auditors, and outside vendors
- Must be flexible, dependable, exercise appropriate judgment, and comprehend policies
- Excellent written and oral communication skills as well as presentation skills
- Excellent computer skills relevant to Microsoft Office Suites (i.e. Word, Excel, Outlook) and related departmental software
