Overview

The Vice President of Real Estate provides senior leadership and strategic oversight of Cavender’s real estate portfolio, including retail stores, warehouses, and corporate offices. This role is responsible for developing and executing the real estate strategy to support the company’s growth, brand presence, and operational excellence.

The VP of Real Estate leads all aspects of site selection, leasing, acquisitions, dispositions, and portfolio optimization while building strong partnerships with landlords, developers, brokers, and municipal stakeholders. This position collaborates cross-functionally with Finance, Construction, Legal, and Operations to ensure financial stability, compliance, and alignment with company objectives. The VP also oversees lease administration, capital planning, and risk management, using market insights and performance data to drive sound real estate decisions.

Duties and Responsibilities

· Support the “Cavender’s Culture” and drive our Mission, Vision, and Values.

· Lead the development and execution of Cavender’s real estate strategy that delivers on our growth ambition.

· Oversee site selection, lease negotiations, acquisitions, dispositions, and lease administration.

· Manage property management issues, lease compliance, and risk mitigation across all locations

· Partner with Finance and Construction on budgeting, capital planning, utilities, taxes, insurance, and cost management related to real estate.

· Build and maintain strong relationships with landlords, brokers, developers, vendors, legal partners, and municipal authorities.

· Monitor market trends, competitor activity, and regulatory changes to inform location strategy and deal-making.

· Lead development of processes to track real estate projects, capital expenditures, and deal pipelines to produce greater operational efficiency and speed.

· Present business cases, project updates, and real estate performance reports to senior leadership and the Board of Directors as part of the Real Estate Comm.

· Ensure compliance with all legal, zoning, and environmental regulations for new and existing properties.

· Perform additional duties as assigned to support Cavender’s growth and real estate operations.

Qualifications and Requirements

· Bachelor’s degree in Business, Real Estate, or a related field preferred.

· 10+ years of experience in commercial real estate or leasing preferably with a large regional or national retailer.

· Strong understanding of lease negotiations, site development, property maintenance, real estate law, zoning, and environmental compliance.

· Proven ability to move with speed, manage a complex real estate portfolio and deliver cost-effective, growth-oriented strategies.

· Excellent relationship-building, negotiation, and conflict resolution skills.

· Strong project management and organizational abilities with a high attention to detail.

· Proficiency in Microsoft Office Suite, especially Excel, Outlook, and Word.

· Ability to analyze complex lease terms, financial documents, and market data to support quick decision-making.

· Headquarters in Tyler, TX. Role can be in DFW or Tyler, but will require a presence in Tyler as necessary for the business.

· Willingness to travel frequently, including overnight stays.

Preferred Skills

· Advanced negotiation skills and experience managing complex leases and purchase agreements.

· Proficiency with property management software and lease tracking systems.

· Skilled in market research, site analysis, demographic studies, and facilities operations.

· Experience with CAM/tax reconciliations, budget preparation, and capital expense management.

· Real estate license or professional certification preferred.
